Regenerating a derelict hotel site with vital new homes

This scheme of new affordable homes regenerated a problematic former hotel site that had been unused for over 20 years.
The last attempt to develop the site had gained planning permission but stalled shortly before the 2009 financial crash. Since then, no other developer had been able to get past the site viability and third-party title issues that had hampered previous attempts to develop the site.
Using our technical knowledge and expertise we were able to overcome these challenges and design a viable scheme which we took through the planning process.
As well as the above challenges, our design team resolved the issue of a tree preservation order on a larger Copper Beech Tree at the centre of the site. Not only did we preserver and protect the tree, we were able to integrate it into the urban design to a create a focal point and sense of place for the development.
Completed in 2020, the result was a quality scheme that directly addressed the undersupply of new affordable family housing that had plagued the Nelson and Pendle area due to development viability issues.
