Stanley Land and Homes shortlisted in two categories at Northern Housing Awards

Stanley Land and Homes is delighted to have been shortlisted for two awards at the 2023 Northern Housing Awards.

We’ve been shortlisted for the ‘SME of the Year’ award, which recognises small or medium enterprises that have gone above and beyond to deliver exceptional quality for both customers and stakeholders.

Our second nomination is for ‘Best Development for Social-Affordable Rent’ for our scheme in the rural village of Overton, near Morecambe, delivered in partnership with Jigsaw Homes Group.

The scheme features 29 affordable family homes and bungalows to residents who would have otherwise been forced to move from the area, addressing huge demand from the local community following decades of undersupply of new housing.

The proximity of the scheme to Morecambe Bay meant there were additional ecological considerations, mitigation requirements and technical challenges to overcome.

The annual Northern Housing Awards celebrate innovative affordable housing providers, projects and services that help to create communities in the North of England. Around 700 professionals from the region attend the awards each year.

As well as being shortlisted in two categories, we are also sponsoring the ‘Best Initiative for Tackling Homelessness’ category of this year’s event.

The winners will be announced on Tuesday May 2, 2023 at a dinner and ceremony hosted by comedian and radio presenter Justin Moorhouse at The Point, Emirates Old Trafford in Manchester.

Stanley submits plans for 170 new affordable homes in St Helens

Excited to announce that we have submitted a planning application to create 170 new homes that will regenerate a former industrial site in St Helens.

The collection of one, two, three and four-bedroom homes will be developed on an 11-acre derelict brown field site off Lancots Lane, close to local transport links, amenities, and parks.

The proposed scheme addresses a need for more affordable housing in the area, which is currently transitioning from a post-industrial hub to a residential community.

The homes will be fully compliant with the new Building Regulations, ensuring they are well insulated and thermally efficient with low running costs.

Neil Hughes, director of Stanley Land and Homes, comments: “We’re excited to submit plans for another high-quality scheme in St Helens that addresses an identified affordable housing need and contributes to the regeneration of this part of the town.

“If approved, this will be another highly sustainable scheme that will provide residents with efficient and affordable housing. It’s situated in a location that is currently undergoing its own transformation, creating a new community and a great place for people to live.”

The project is being developed in partnership with housing provider Torus, and the professional team includes MPSL Planning and Design (Architect), Alan Johnston Partnership (Engineers) and Hive (Planning consultants).

This is the second planned affordable housing development in the area, having recently announced proposals for 28 cottage style apartments on land off Baxters Lane.

 

Stanley unveils affordable homes plan for former Wigan social club site

We’re pleased to reveal plans for our latest development which will see a long derelict site in Wigan regenerated with new affordable homes.

We’ve submitted a planning application to create 27 new homes on land off Coop Street on the site of the former Scholes Social Club which has remained empty since the club was demolished.

The three-storey apartment building has been designed in full compliance with Homes England quality standards and the Nationally Described Space Standards.

Using alternative heating sources to gas, the scheme also will be fully compliant with the new Building Regulations uplift through heating and insulation to achieve a 31% reduction in carbon emissions.

Neil Hughes, director of Stanley Land and Homes, comments: “This is another highly sustainable scheme – one that will regenerate a long-dormant brownfield site to provide much needed affordable homes close to Wigan town centre.

“We have developed several sites in Wigan now and, through the great working relationship we have with the strategic housing team at Wigan Borough Council, we’ve been able to devise another quality scheme that will help to address the high demand in the area.”

The proposed apartment building, which has been designed to be in keeping with properties in the local area, will sit in a landscaped plot with on-site car parking provided.

The professional team on the project includes PWA Planning (planning consultants), Alan Johnston Partnership (engineers), Eden Building Design (Artchitect), and Primas Law (legal advisors).

Introducing Stanley Land and Homes – A message about our (slightly) new name and website

Those of you who know us will be aware that the thing we do best in the world is buying land and developing new affordable homes.

We’re extremely proud of the work we do to deliver quality schemes in partnership with some of the UK’s most respected registered providers.

When we began this journey, our company name, Stanley Investments Ltd, had been inspired by the name of our office building, Stanley House in Cheadle Hulme.

Now, as we continue to look to the future, we’ve decided to evolve our name ever so slightly to Stanley Land and Homes. Because Land and Homes is exactly what we do.

Our legal entity remains Stanley Investments Ltd, but we’ll save that for the small print.

As well as this slight change to our name, we’ve also launched this new website to better represent where we are today and to shine a light on some of the great projects we’re delivering.

We hope it helps you to understand more about our values and the purpose that drives us.

Planning Submitted For 28 New Homes, Baxters Lane – St Helens

Stanley Investments has submitted a Detailed Planning application for a newbuild affordable housing scheme on land off Baxters Lane, St Helens. The new homes will comprise 28 cottage style apartments in two blocks and will regenerate an obsolete and disused brownfield site in an increasingly residential area.

The approach to the design of the layout and the scheme’s character and appearance closely follows principles detailed in the Government’s National Design Guide.

Neil Hughes of Stanley stated ‘We have created a high-quality scheme design at Baxter’s Lane to address an identified affordable housing need in the area. Community consultation undertaken in the summer demonstrated clear local support for the scheme and it is our intention to work proactively with the LPA to secure a timely consent.’

Stanley will be submitting a further application in St Helen’s in the coming months.

Stanley Investments has secured planning on greenbelt land for residential development in Bickershaw, Wigan.

The development of 15 new dwellings will be delivered to Jigsaw Homes Group for Affordable Rent, part funded by Homes England.

Chris Curtis of Stanley Investments said, ‘In light of housing shortfalls across Greater Manchester, it is sensible that development on some parts of greenbelt should happen. This development is situated within the settlement boundary of Bickershaw which is a washed over green belt village. The site is infill with very low ecological value and contributes nothing to the function and quality of the greenbelt. On this basis we considered it appropriate and sustainable to deliver a high-quality affordable housing scheme here and the LPA at Wigan agreed with us.’

Groundworks and construction will commence before the end of November 2022.

Stanley Completes Sale of Longridge Site In The Ribble Valley.

Stanley Investments has completed the sale of land off Higher Road in Longridge to Onward. The sale to the Registered Provider was completed in September.

Stanley Investments secured full planning permission in May this year for a mixed tenure residential scheme of 123 new homes including 2, 3 and 4 bed houses and bungalows that will be offered for Affordable Rent, Shared Ownership and Outright Sale.

The scheme will contribute towards the delivery of Onward’s Strategic Partner development programme part funded by Homes England.

Chris Curtis of Stanley Investments said ‘We are very pleased to be delivering this site to Onward. Stanley has created an exemplary scheme at Longridge which challenges the accepted conventions of affordable housing provision in neighbourhood design and aesthetic. We have secured a strong pipeline for the coming years with more excellent schemes on the drawing board.’

Lancots Lane – St Helens – Site Secured For 165 New Homes

Stanley brings forward 165 homes site in St Helens.

Stanley has Exchanged on a 9 acre site on Lancots Lane, St Helens for residential development.

Alongside its construction partner, the Holmpatrick Group, site de-risking, survey and design work on the brownfield site is already well underway. Stanley will be engaging with Registered Providers in the coming weeks to identify an appropriate housing association partner to deliver new high quality affordable housing and a new residential community of 165 new homes.

Chris Curtis of Stanley Investments said, ‘We are working up an excellent residential scheme for this site and will be proceeding at some pace towards a planning consent and start on site. We are now keen to identify and confirm an RP partner that shares our intent to swiftly deliver an excellent new residential development here’.

Stanley Secures Planning For 123 Homes In Longridge – Ribble Valley

Stanley Investments has secured full planning consent on land off Higher Road in Longridge in the Ribble Valley. Stanley won approval on a 6.5ha site, at Ribble Valley’s May Committee meeting.

The site is being transferred to Registered Provider Onward which will deliver the scheme with funding secured through its Homes England Strategic Partner funding arrangements and comprises 123 new homes including 2, 3 and 4 bed houses of which 31 will be built as older persons bungalows.

The proposals will contribute to an identified need for more market, affordable and older persons housing to be delivered in Ribble Valley by offering a range of tenures including Open Market Sale, Shared Ownership and Affordable Rent.

Neil Hughes of Stanley Investments said ‘We are delighted to have obtained planning permission on this site despite many obstacles and challenges including resource issues suffered within the LPA. We have overcome this by working very collaboratively with senior staff to ensure a positive outcome.’
